The timeline of your custom home depends on many variables. We typically complete a home within 6 to 9 months - the time from excavation to occupancy, but it’s important to remember that not every construction journey is the same.
We require a $25,000 deposit at the time of Contract. However, depending upon your financing and the terms of your loan, your lender may require additional down payment as a term of their loan commitment. Our Sales Representatives can explain the Construction Loan process further, the Draw Schedule and Progress Payments. They can also connect you with experienced lenders offering programs to fit your specific needs.
You have the option to build on a lot that you own or you can work with our team who can help find the right lot for you! We build custom homes in thriving locations throughout Maryland, Virginia and Washington, D.C.
You can absolutely come to us with your vision in mind! However, we have a portfolio of award-winning plans that can easily be customized to your liking. We also have an incredible design team that can help you as questions arise.
Your home will be registered for a Ten-Year Builder’s Limited Warranty Coverage with a 3rd party, Professional Warranty Service Corporation (PWSC). A printed booklet that is part of your Contract package fully explains the terms of the warranty coverage throughout the ten year period, which commences at the time you take possession of your new home.
Your custom home building experience will be greatly enhanced by thoughtful planning and timely selection decisions made in advance of construction starting and other established milestones. We have an established timeline for the ordering of Options . However, we understand that circumstances may arise which cause a change of mind (or material or color), and we will make every effort to accommodate requests within reason. Construction of your home can, and will likely be delayed due to changes made later than the established timeline.

We have an impressive on-site design center where you can explore our pre-priced options and beautiful finishes. Additionally, you will be given the opportunity to meet with key trades at their respective showrooms if desired. Our Design Coordinator will guide you through this process and, should you have the desire to bring your own interior designer, we welcome you to do so.
It depends! The starting prices for our custom home floor plans are listed on our Floor Plans, but do not include the cost of land or land development. We recommend contacting us to receive pricing information based on your specific custom home plans.
We’ve always been very generous when it comes to our commission rates. We recommend discussing this conversation one-on-one with a member of our sales team. As for a Co-Marketing Agreement, that’s an agreement that we can discuss with the Seller and/or their agent to see what would work best for all parties involved, as well as identifying the responsibilities. At Mitchell & Best Next Door, we partner with you (and your client every step of the way), understand how we're different as a custom home builder.
We’ll help you navigate the process of land development. There are two ways to register your client with Mitchell & Best Next Door. You can fill out the Contact Us form or directly call our Sales Manager, Shelly Perry. The second option is to have your client register with us and provide your name as their Realtor®.
